Site Visit - Renovation Rough Budget
Many potential clients call us asking about a rough renovation budget. Unfortunately, unless we are able to conduct a site visit to better understand a renovation scope, there are no easy and fast answers. Each project is completely different which makes it very difficult to create a reliable shortcut to cost estimation /budgeting of any renovation project.
Once we complete a site visit we are in much better position to establish an initial renovation budget. At this stage, with limited information on items such as a building structure, finish materials, or design intent, we can develop a rough budget. However, often the rough budget provides enough information for a client to make a decision about feasibility of renovation, or a new build. When a client is comfortable with the initial budget and have made a decision to move forward, we will begin the process of creating a construction quote.
Residential Renovation Budget - Items to Consider
Depending on the complexity of your project, some of the typical costs to consider are: design fees, structural engineering, inspectors, (e.g. water, sewer, electrical, HVAC), and general contractor/project manager. In reality, a construction budget depends on many factors, including the: complexity of the project, finishes used, changes and the re-work due to changes. Which can vary anywhere from $230/SF and up.
Common Misconception About Renovation Cost
The common misconception is that the renovation cost, especially for a major renovation are less expensive than a new home construction. But the fact is, old homes often require additional work in re-designing, re-configuring, and reworking an old house infrastructure to comply with new building codes. This obviously will add the extra expenses to overall renovation cost. In a new build you don’t have to deal with these types of complexities with unforeseen and often expensive challenges.
