Harmony Home Projects’ Design-Build renovation and construction process is a foundation to our continuing success with our clients. Our approach to Design-Build can best be described as collaborative, holistic, and iterative. To accomplish this goal, we partner with you – our clients and our sub trades to jointly create the best, most effective solutions, within your budget.
OUR PROCESS
Harmony Home Projects’ design-build process is foundation to our continuing success with our clients. Our approach to design-build can best be described as collaborative, holistic, and iterative. To accomplish this goal, we partner with you – our clients and our sub trades to jointly create the best, most effective solutions, within your budget.
The stages of our process are as follows:
1. PHONE CONSULTATION
This first point of contact involves a brief discussion with you. At this time we may schedule a site visit to review your project.
2. SITE VISIT
The next step is a site visit where we will discuss your ideas and your budget. This will lead to a basic understanding of a scope of work, schedule and budget.
3. ROUGH BUDGET
At this level, with the limited information on items such as a building structure, finish materials, or design intent, we can only produce a rough budget. However, often the rough budget provides enough information for a client to make a decision about feasibility of renovation / or a new build.
4. CONSTRUCTION QUOTE
Once you are comfortable with the initial budget and have made a decision to move forward, we will begin the process of creating a construction quote. This may include: performing site visits with subcontractors, getting pricing from vendors, consulting with engineers, creating construction drawings, coordinating the selection of materials, and possibly poking holes in walls as needed to minimize the surprises basically doing all of the necessary leg work to put together a project that can be performed on time and on budget. In more complex projects, we may need to develop a set of basic conceptual plans/or basic schematic plans for a nominal fee. (These plans are not for construction purposes, but rather to convey a design intent that will facilitate the development of a detailed construction quote.)
Not all finish materials may be finalized at this time. Our proposal will define allowance amounts for any unselected materials. Once agreed upon and signed, this proposal becomes a Construction Quote.
7. PRE-CONSTRUCTION MEETING
Each project has a slightly different set of circumstances and requires a slightly different approach with respect to the client’s specific needs. We will meet with our client at the job site prior to the start of construction to finalize the overall project organization, timeline, communication, change order management, and other matters specific to each project environment. We will also discuss what steps we can take to lessen the impact of construction on your daily life.
8. CONSTRUCTION
Here's where the fun begins! All of the hard work during the planning process is completed and now you can relax and watch the project take shape. Our crew will provide you with smiles, measurable weekly progress, and the cleanest and safest job site possible.
10. PROJECT COMPLETION
This is what makes it all worth the effort, although some clients describe missing the crew and experiencing a sort-of "post-renovation depression". The best remedy is to start planning your next project!
